StarBigBloc Acquires Land in Indore to Setup Major AAC Block Facility

In a strategic move to bolster its footprint in central India, StarBigBloc Building Material Ltd—a wholly-owned subsidiary of BigBloc Construction Ltd.—has acquired approximately 57,500 sqm of land in Indore, Madhya Pradesh, to set up a greenfield facility for manufacturing AAC (Autoclaved Aerated Concrete) blocks.

The land, located at Khasra No. 382, 387, and 389/2 in Gram Nimrani, Tehsil Kasrawad, District Khargone, was acquired at a consideration of ₹6 crore (plus stamp duty), marking a significant step forward in the company’s expansion strategy.

Currently operating a plant at Kheda near Ahmedabad with an annual capacity of 250,000 cubic metres, StarBigBloc serves large parts of Gujarat, Udaipur in Rajasthan, and up to Indore in Madhya Pradesh. With a reported capacity utilisation of 75% in Q3, the new facility aims to significantly strengthen the company’s market presence in Madhya Pradesh and neighbouring states.

Commenting on the development, Narayan Saboo, Chairman of BigBloc Construction Ltd, said, “The AAC block industry is poised to play a pivotal role in India’s construction landscape. This expansion aligns with our broader growth strategy, which includes geographic reach, R&D investment, product diversification, and strong brand positioning.”

StarBigBloc has also underscored its commitment to sustainable practices by installing an 800 KW rooftop solar power system—part of its broader green initiative to reduce environmental impact.

The expansion in Indore is just one of the several growth levers the company is deploying. BigBloc Construction Ltd recently entered the construction chemicals market with products like Block Jointing Mortar, Ready Mix Plaster, and Tile Adhesives under the NXTGRIP, NXTFIX, and NXTPLAST brands, aiming to deliver high-performance solutions to the construction industry.

To support its ambitious growth plans, the company’s board in May 2024 approved fund-raising through an SME IPO or preferential issue—subject to regulatory approvals and market conditions. StarBigBloc aims to scale its manufacturing capacity to over 1.2 million cubic metres annually in the next 4–5 years.

With this ramp-up, the company targets revenues of ₹428 crore by FY27–28, with a projected EBITDA of ₹125 crore and net profit of ₹80 crore. In FY23–24, the firm posted revenues of ₹94.18 crore, maintaining a strong revenue CAGR of over 21% over the past four years.
